Typical Chimney Concerns for Homeowners
To avoid leaks and more extensive repairs, have your chimney inspected periodically. Stay proactive by watching for these signs of damage to ensure proper chimney maintenance.

Cracked Concrete Cap
Cracked caps are a common issue but can be prevented with proper installation techniques. The cap is critical for shielding the chimney and your home from water damage, making correct installation essential. When water seeps through a crack in the cap, it introduces moisture into the structure. During winter, this moisture freezes, expands, and rapidly accelerates damage.

Structural Chimney Damage
Structural damage manifests as eroded or cracked mortar joints and deteriorated masonry units, such as bricks or stones. This damage typically develops gradually due to weather-related wear and tear or can be accelerated by an improperly installed concrete cap, which allows water infiltration and hastens deterioration.

Defective Chimney Flashing
Defective flashings often causes leaks at the chimney-roof junction, allowing water to infiltrate the home. This problem typically stems from improper installation, corrosion, or gradual wear. Inadequate or damaged flashing fails to divert water effectively, leading to moisture penetration in the chimney structure and interior walls, which can accelerate deterioration and cause costly damage.

Chimney Leaks
Leaks often occur due to cracked caps, damaged flashing, or deteriorated mortar joints, allowing water to seep into the structure. These issues typically arise from poor installation, weathering, or lack of maintenance. Water infiltration can lead to moisture entering the home, causing costly repairs, mold growth, and poor indoor air quality. Proactive inspections and proper sealing are crucial to prevent leaks and safeguard your home.

Damaged Flues & Liners
Damaged flues, often caused by prolonged exposure to heat, creosote buildup, or structural settling, can compromise the chimney’s ability to safely vent smoke and gases. Wear from repeated use or neglected upkeep can weaken the flue’s integrity. A compromised flue can allow toxic gases to leak into the home or increase the risk of chimney fires, necessitating prompt repairs to ensure safety and functionality.

Chimney Repair
Chimney repair fixes damage caused by weather, moisture, and temperature fluctuations, leading to issues like cracks, leaks, spalling bricks, and crumbling mortar. Common services include repointing mortar joints, replacing damaged bricks, and partial or full chimney rebuilds for major structural problems. An inspection identifies the issues, followed by repairs with quality materials.

Cap Replacement
The concrete chimney caps/crowns form the top protective slab, shielding masonry from rain and snow while directing water away from flue openings. Cracks, spalling, or erosion allow water to penetrate the structure below. Chimney cap replacement involves removing damaged concrete and pouring a new crown using high-strength mix with reinforcement, expansion joints, and an overhanging drip edge.

Chimney Leaks
Chimney leaks often stem from cracked crowns, faulty flashing, or deteriorated mortar, allowing water to enter the structure and cause interior stains, mold, or further structural damage. Chimney leak fixes focuses on accurately identifying the source of infiltration and addressing it through proper reconstruction of damaged components or replacement of failed materials.

Chimney Inspections
Regular chimney inspections play a critical role in maintaining structural integrity and safety. Early detection of issues such as cracked flue liners, deteriorated mortar, or hidden blockages allows for timely repairs that prevent minor problems from escalating into costly, extensive damage. Chimney inspections provide a thorough assessment helping to extend the lifespan of the chimney.

Flues & Liners
Chimney flue liners contain heat and corrosive byproducts while directing gases safely outward from the fireplace or appliance. Damage or absence of a proper liner risks heat transfer to combustibles, poor drafting, and faster creosote buildup. Chimney liner installation involves fitting code-compliant stainless steel systems to enhance safety, performance, and chimney longevity.

Chimney Flashings
The Chimney flashing creates the essential waterproof seal where the chimney meets the roof. Over time, weather exposure and thermal movement can compromise this seal, allowing water into attics or walls. Minor issues may be resolved with targeted re-caulking; more significant damage requires chimney flashing repair with new stepped and counter-flashing to restore reliable protection against moisture.

Methods for Lasting Repairs

Cut Depth
The industry standard for repointing involves cutting mortar joints to a 3/4-inch depth. Cutting to a minimum of 1 inch exceeds this standard, creating a larger bonding surface for improved adhesion.

Expansion Joints
All our poured concrete caps include expansion joints around the flues and where the cap meets the brick or stone. These allow for micromovement due to heat expansion, preventing cracking.

Drip Edge
All poured crowns include a properly formed drip edge on the underside. This detail prevents water from running down the face of the chimney, reducing the risk of deterioration, and moisture penetration.

Custom Mortar
We use the appropriate mortar for each project, ensuring the correct compressive strength, color, and tooling. Most chimneys require Type N mortar with custom-blended coloring.
